Terms of Service

Short version: we run tools for your rental, you deal with your cleaners, guests, and pros directly, and you can walk away at any time.

What changed on October 8, 2026: Cleaners turn on texts by sending START from their own phone after tapping the button.

Who we are

Hostfield is operated by Ezekiel Madrigal. By using the site you agree to these terms. Questions go to hello@hostfield.app.

You must be 18 or older, and able to make a binding contract, to create a host account, buy a paid plan, or list a business.

What Hostfield is

Hostfield runs tools for short-term rental hosts: a portal for your rentals, cleaner links, guest guides, and booking calendar sync. They help you run your rental; they do not make us your property manager, your cleaner's employer, or a party to any booking.

Hostfield can also show a directory of local service businesses. The directory has its own terms below, which apply only if you use it.

If you use the host tools

Only add rentals you own or manage, and only connect a booking platform or calendar you are allowed to use. You are responsible for following that platform's terms, and your local short-term rental rules, taxes, and permits.

What you put in about your guests and cleaners is yours, and you are responsible for having the right to share it with us. We process it only on your behalf to run your tools, as a service provider or processor under U.S. state privacy laws such as California's, Virginia's, and Colorado's: we do not sell or share it, keep it for our own purposes, or combine it with other data, and we help you answer any request a guest or cleaner makes about it.

Cleaner links and guest guides open without a sign-in, so anyone you forward one to can see it, door code included unless you set a guest PIN. Send them only to the people who need them. A cleaner can add a rental from a link you sent to their own optional My cleanings account, which then lists the upcoming cleanings that go to them there. To cut someone off, give the rental to another cleaner or make a new schedule link, and it drops off their list.

Booking sync copies what your calendar or booking platform sends and can be late or wrong when they are. Check the source before you rely on a date, and keep your own records of what you pay people. A message you send to a guest through your booking platform is yours: it goes out under your account on that platform, its rules and limits apply, and if it fails you should reach your guest another way.

Some tools only help you keep on top of things, and the result is still yours to check. A damage claim sheet gathers your photos and notes for you to send; we file nothing with Airbnb or anyone else, and we cannot promise a platform will pay. Freeze warnings, permit and tax reminders, and cleaner confirmations are reminders, not guarantees: a forecast can be wrong and a reminder can be late, so keep your own dates and heat settings. The year-end sheet adds up what you entered and is not tax advice; ask a tax professional what you can deduct.

Hostfield can text your cleaners for you, from our own number, by text or WhatsApp, but only cleaners who turn messages on themselves on their cleaning link: a reminder the day before, and an ask to your backup when your main cleaner can't make it. You can turn this off for any rental. Texts go out only between 8 AM and 9 PM at the rental and can be late or missed, so keep an eye on your dashboard as before.

For cleaners who turn texts or WhatsApp on (by tapping the button on their cleaning link, then sending START from their phone): Hostfield sends about 1 to 3 messages per cleaning, reminders and requests to cover a cleaning, and nothing else. Message and data rates may apply. Reply STOP to stop, START to start again, HELP for help, or write to hello@hostfield.app. This works the same on WhatsApp, where WhatsApp's own terms also apply. Replying OK or NO answers the cleaning the message was about, just like tapping on the page. Carriers are not liable for delayed or undelivered messages. You don't need texts to clean; your links work the same without them.

Cleaners and pros you work with are independent, not our employees, and you deal with them directly. Give them safe access to the property and tell them about any hazard they should know of, such as a steep drive, a loose rail, or a dog on site.

Keeping your account safe

You are responsible for what happens under your sign-in, and under a listing's private edit link if you have one. Use a password you don't use elsewhere, keep links private, and tell us right away if you think someone else has used them.

What you may not do

Don't use Hostfield to break the law or someone else's rights; post anything false, hateful, or harassing; send spam; copy or scrape the site in bulk; try to get into accounts or data that are not yours; upload malware; or overload or probe the site. We can remove content, suspend links, or close accounts that do, and we will tell you why unless the law or someone's safety says otherwise.

Your content and ours

What you put on Hostfield (a rental's details, photos, a listing, a recommendation) stays yours. You give us permission to store, show, and copy it only as needed to run the site for you and the people you share it with. That permission ends when you delete it, apart from copies in backups that roll off on their own.

The site itself, its design, its code, and the Hostfield name belong to us. If you send us an idea or feedback, we may use it without owing you anything.

Other services

Hostfield connects to services run by other companies, such as Stripe for payments and the calendar or booking platform you link. Their own terms apply to them, and we are not responsible for what they do or for an outage on their side.

The local pro directory

The directory lists local service businesses so hosts can find and call them. It may be hidden while we focus on hosts; these terms apply whenever you use it. We are not a party to the work you agree on, we do not employ or supervise the pros listed, and we take no commission on any job.

Listings are submitted by the businesses themselves and publish right away. We take down listings that misrepresent a business, but we do not verify licensing, insurance, or background checks. Confirm both before work starts, and use your own judgment about pricing and scope. A Host verified mark means only that a host and the pro each confirmed, separately, that they worked together. It is not a rating or an endorsement by us.

Recommendations are first-hand accounts from people who hired the pro. Do not post one for your own business, and do not pay anyone to post one. We remove recommendations we believe are not genuine.

If you list a business, everything on your listing must be accurate and yours to publish: your own business name, your own phone number, the towns you genuinely serve. You must run the business or have its permission to list it. Listings that misrepresent a business, or that exist to redirect hosts elsewhere, are removed. You are responsible for keeping your listing current; your private edit link lets you change or delete it at any time without an account.

Ending things

You can delete your host account whenever you like from its Account page, a cleaner their My cleanings account from the foot of that page, and a listing from its edit link; either cancels any paid plan with no further charge. We can remove a listing or close an account that breaks these terms, and we will tell you why.

No warranties, limited liability

The site is provided as is. We work to keep listings accurate and the site running, but we do not promise either, and we are not responsible for the work, conduct, pricing, or availability of any cleaner or pro, or for any dispute between a host and a cleaner, guest, or pro. To the extent the law allows, Ezekiel Madrigal's total liability to you for anything arising from the site is limited to what you paid us in the twelve months before the claim, or $100 if you paid nothing. We are not liable for lost profits or for indirect or consequential losses. Some places don't allow these limits, so they apply only as far as the law allows.

If a claim comes from your use

If someone makes a claim against Ezekiel Madrigal because of content you posted, your breach of these terms, or your dealings with a pro, cleaner, or guest, you agree to cover the reasonable costs of that claim, as far as the law allows.

Settling disagreements

If something goes wrong, write to hello@hostfield.app first and give us 30 days to try to put it right. If that doesn't settle it, either side can take it to small claims court where you live, or to the state or federal courts in California.

Law and changes

These terms are governed by the laws of the State of California, but nothing in them takes away a protection that your own state's law gives you and doesn't allow to be waived. If we change them, we update this page and the date at the top; if a change affects paying hosts or pros, or raises a price, we email them before it takes effect, and they can cancel before it does.

These terms, with the Privacy, Refund, and Cookie policies, are the whole agreement between us. If one part can't be enforced, the rest still stands. Not enforcing a term right away doesn't waive it. You can't transfer your account without our permission; we can transfer these terms if Hostfield changes hands. Neither side is responsible for delays caused by events outside its control, like a natural disaster or a regional power or network outage. We send notices to the email address on your account or listing.
